My wife and I bought four condos so far. All were bank owned. They were foreclosed from 1 to 2 years ago, and only now the banks managed to put them on the market. Typically, banks want to get rid of them as fast as possible and prices are 30 to 40% below the "market" price of similar real estate.

My intention is to move around 25% of the portfolio to rental real estate over the next year or so. I think that home ownership in America will drop considerably over the next decade, while the number of households will resume its growth. It's bullish for rentals.
