Yep and more people who own and can afford their homes are just hanging tight rather than move locally and go through all the added hassles on both end's. Exceptions are moves out of the area or state.. But we have a growing gen Y demographic now turning 34 that is starting families, motivated to do something rather than rent an apartment their entire life.. All this creates a slow,boring, stale market where people live a long time in the same home again sort of the way RE once was..
