There was a news clip on CBC radio this morning. They were interviewing a builder of pre-fabricated houses. He said that 80 percent of his business was from investors from main land China. People are buying house for 1.2 million only to knock them down to re-build. You instantly need to sell for 1.7 million just to break even.

Most people are being forced out to New Westminister, Surrey or White Rock for affordable housing. Cross a bridge in metro Vancouver instantly adds 1 hour to your commute every morning though. The bridge system is just terrible here.
