'Now when do we unwind the core problems?' Ah great question.. Like you I come here to read what the smartest guys in the room say as a guide. There are many problems but the least of them now is plunging RE values and the banking system taking us into depression.. Actually corporate balance sheets are quite strong, a decent percentage of folks doing quite well, interest rates real low, home affordability the best in 40 years on average. Paints a much better picture than 24-30 months ago even though the real economy still sucks for most and high gas prices, rising food prices and rents just squeezes them even further..
