Mike Duffy of Iowa State University noted that ten percent of all farmland in Iowa is owned by single women over the age of 70.

It will vary by state especially if it is not one you plan on moving into.. Check to see if paying the RE taxes each year, putting a fence around your property, renting it to your tenant, putting all utilities in your name and proving open and notorious possession by you or the tenancy relationship for the number of years the state requires would work..

Easier way is there will always be tons of less desireable property to be picked up for not much more than several years back taxes and get title much sooner...lol
