whatever dude....i'll restate myself more clearly....

its one thing for a landlord to have "rights" and another thing to exercise those rights. again: landlords generally have SOMETHING to lose and tenants generally have LITTLE to lose.

While your paying your attorney $300.00 per hour they are getting FREE LEGAL HELP.

I ALWAYS prevailed in every legal dispute with tenants but some victories leave little to brag about: pyrrhic.

as for the having the right to tell the landlord to get off their property -- i dont know where you come from buddy but in California YOU CAN BET YOUR SWEET ASS THEY DO!

however -- if, as you mentioned, you give proper notice, good reason, etc... then you would be withing your rights as a landlord. be careful though -- esp, [as in the case of one of my properties] -- that the tenants are is getting along and one of them has not recently been shot on the porch in a dispute :)
