(i) i want to cry over my ex-paper platinum
but sadness is over-powered by joy over my physical platinum.

(ii) my "i am lazier than i am greedy" structurally-enforced discipline of
- 1:1 paper pt to physical pt,
- 1:1 physical pt to physical gold,
- 1:1 physical metals to paper metals, and
- occasional overage by paper metals in/out zig/zag to/fro trading
... is working well to ensure riding of the bull to whatever eventual point of destination.

but yes, i miss my ex-paper pt.

(iii) otoh, realty agent just text re the for sale landscope.com (the unit was just rented out as of yesterday, and so the lease is good for 14+10 months at hkd 40k per month)

by comparison, the stanford villa unit is only around 850 sft, has claim on rooftop, pro rata swimming pool, and rented to vendor at 38k + 1.4k (car park to separate folks), and so apparently either:

- the same hkd 40k per month cash flow has increased in asking price by 47% in just 2 weeks
- or rooftop + swimming pool is worth more than one extra bedroom

... whereas yieldless platinum went up by 3%.

- the performance differential over the two weeks perhaps either having something to do with fact that pt out-performed gold and hk real estate over the last 10 years or

- more folks are expecting a super-nova boom that should uncommon-sensically be, and folks no longer care about cash flow as long as it would go negative cash flow at some stage.

(iv) the macro situation should break one way or shatter another way. it just cannot continue ad infinitum not-too-warm-not-too-cold.

i wish the market would just get it over with so we can move on from waiting to be fucked sideways.

russell attached.

cheers, j

This chart shows that 31% are 24+ months deliquent out of a total of 6.33 million.

Does that mean that 2 million families have been living "rent free" for over two years?

SNIP:
There were only 94,780 foreclosure sales in March and 270,681 foreclosure starts - so the foreclosure inventory just keeps growing.

(read - more downward pressure in prices going forward?)
