Hi Grommit

Re: CoreSite Realty Corporation (COR) - Added Shares
Gastar Exploration, Ltd. 8.625% Pfd (GSTpA) - Started Position
Brandywine Realty Trust 7.50% S (BDN-PC) - Sold

In the IRA sold my BDNpC (originally purchased 12/08 @ $7.38/share) and moved the proceeds into (1) GSTpA and (2) CoreSite Realty Corporation (COR). COR provides a good growth prospect w/ their data centers. I am expecting growth in their dividend (similar to what DLR has accomplished since 2004). I expect activity in "the Cloud" to grow and COR properties should benefit from this.

Gastar Exploration 8.625% Pfd will spin off dividends monthly and should be safe w/ the cash flow generated from current & future NG wells developed by the company. Proceeds from their preferred offering will go to help finance acreage recently acquired in West Virginia.

Gastar Exploration Acquires Additional Marcellus Shale Acreage in West Virginia (Tuesday, March 01, 2011)
oilvoice.com

From the article:"...The acreage is located at PPG Industries' Natrium, West Virginia chemicals site along the Ohio River and provides excellent access to water and natural gas infrastructure. As operator, Gastar expects to begin drilling during the second half of 2011 and has identified as many as 30 locations to be drilled over the next several years....".

The GST Preferred also has the potential for capital appreciation (perhaps as much as 10%) as new wells are brought on line and market NG prices increase. There is always the possibility of dry holes and/or significant well depletion (as pointed out in the recent NYT article), The preferred is superior to the common shares and provides for a "perpetual" accrued dividend w/ a penalty rate of 10.25% if any payment is deferred 90 days or more.

FWIW - Also doubled up my MSFT position as the company expands their services into the cloud.
