2% on a depreciating house in NZ, measured in a depreciating currency [though it has gone up by a long way - meaning further to fall, I guess], compared with 4% in a bank, government guaranteed, is a LOT worse return.

2% on an appreciating house in Hong Kong, measured in a strengthening currency, compared with 0% in a bank [not government guaranteed] is a LOT better return.

Gross yield for 2 bed apartment here is about 5%. Mortgage rate is 8%. Savings rates up to 6%.
