Guys I work with are making very good profits but they know what they are doing and only buy what they know they can sell or they buy for rent and hold.
Those that come in and overbid or do shoddy work end up with a property they can't sell. There are plenty of buyers if a house is in tip top shape and priced right.
You are right that rent and hold is where it's at for best returns.
