the work around is as follows

- establish 51/49% thai company between local law firm and self. making sure the 49% is held in offshore company

- use local company to purchase land

- lease land to offshore company (holding the 49%) on 30+30option+30option years term at nominal annual rent, and with provision that the construction on top of the land belongs to leasee offshore company

- as and when and if wish to sell the property, sell the offshore company that holds the 49% of the on-shore company

mission accomplished.
