Don't know, I took a quick look at TOL's short ratio, and it looks as if around 8% of the float is shorted. I can't recall what the number was some months back, but TOL was trading in the 13's back in October, and now it's pushing toward 23....

PS - I am seeing some signs of life in my area, including new downtown retail construction that appears to be starting up again.

There's a lot of projecting for future buying and future recoveries going on
Remember, the mkt sees six months ahead of your ilk
But it does seem they will never let the market drop, as the printer wields endless clout and the mono-directional market really instills a lot of water cooler giddiness.
