DAX is green and CAC only down .5 percent

good luck getting any deals....i think the odds are the market is bottoming out (even though artificially supported) and the best deals have already been had (depending on location of course)

you now have private hedge funds gearing up to purchase rental homes en mass, they will step in front of the line and purchase them directly from fannie and freddie (no soup for you)....they plan to manage them as rentals and put them back on the market in 5 to 7 years, so i think at least temporarily supply will be ameliorated, but they'll be back (in terminator voice)

What is your goal? Do you want a stream of income or do you want to also find equity going into the deal? Are you looking for fixer uppers? I doubt you will find many turnkey properties way below market listed in MLS for long.

Think motivated or distressed seller first in the hunt if you want to pursue well below market deals. Educated yourself in tax sales, IRS sales, code enforcement liens, HOA liens, probate, search for abandoned properties with out of town owners. Think of this entire debt cleansing period as a canvas in which to do good for society and empower yourself and those around.

Still not sure though if Portland area properties retail values have fallen enough yet.. In Florida I never got interested in even getting in the chase until retail prices started falling to at least 2000-01 pricing and well below replacement cost as a start.. Now looking for a five year payback via cash flow on unleveraged cost basis and at least 20-25k below retail or I ain't buying. I find the financial engineering of leverage at these incredibly low interest rates dynamic as interesting as I've ever seen it in my lifetime as well so those with little money have no excuses either today. I can give you some books and websites to.
