I even had a conversation with my dad, who's a real estate expert and he was scared to death on what he was seeing Your dad is quite savy.. And yes do remember everything runs in cycle. We are due for a major one to the upside the more pent up demand builds up and our population and household formation continues to expand. Believe me when I tell you I see it under the radar and those with the access to capital and expertise are out there regardless of the doom and gloomers blogging on the net day and night bathing in their gold bars with Ron Paul bumper stickers on their cars.. The fact that so many are gloomy today versus 2007 when so few were also is a hint. Things have been changing at such a rapid pace the past 15 years so expect constant change going forward that we can't even imagine today
