Miami area the dumping ground from the third world and the NY metro area mixed in with lots of the very well off from the same areas investing in and attracted to that unique area in greater numbers. Throw in some ethnic Europeans and Canadians in the upscale beachside areas and obviously many well to do of the Jewish faith many direcly from Israel on the coast. The divide between the haves and have nots getting greater all the time it seems in SoFla even as the better areas seem to clear out the distressed shadow inventory faster than most realize. I try to avoid going down to Miami anymore myself not my cup of tea..
