Fence sitters are going to see the prices start rising from low supply and a historic low rate environment evaporating before their eyes and the land rush is on.

Hope you're right. We desperately need for housing to come back in a big way.

Well, not THAT big a way. Just a ongoing solid way. I don't want another housing bubble.

I second that. The Phoenix foreclosure supply (all stages of foreclosures) is down >60% in about 9 months from what I can see. The market is quickly healing and soon prices will go back up. Actually, over the last few months a slight uptrend is happening already IMO. I would not bet on meaningful t-bond moves down, though. I think that market is moving pretty slow and is also being prepped up by the FED.
