i don't know if you are aware of this or not, but during the real estate collapse debacle, during the early stages analysts were saying how terrible it would be for the municipal gov'ts due to collapsing RE tax revenues....

well guess what? they just raise the rates to fill in any gap....and even worse, in many parts of the country, people cannot sell their houses to move to a more tax friendly state or county, in some places the RE tax is nearly equal to the principle and interest on the loan.....people are quite literally being held hostage to their houses as gov't ratchets up the tax to meet their insatiable spending
