Thanks GZ,

I really think it has been so depressing so long ,that we in general can not consider a true recovery.

A market that has made it back to July of 2011 is not a big gain - yet we surely feel as though it is.

Our economy is growing and employment is on the mend.

Housing has dropped in price such that affordability is very high.

Not sure second home mortgages are being embraced by banks, as that was a huge source of the problem - once bit twice shy no doubt applies.

Just look at the wealth being created by fracing. It is estimated that our domestic oil production will be at record peak highs by 2015!!

That's a lot of wealth being internalized.

It is beginning to show up.

The evolution of a population that is inevitably in decline to one that has justified optimism is not a quick turn.

Let's just hope we as a population can enjoy this wealth creation before OBama plans tax hikes that rob all of it and transfer it to those who have not contributed to the creation of the wealth or spend it on those who support his re-election as pay back.

JMHO
