I read the Prospectus, as well, dated October 29. I'm wondering why the December 31st date was chosen. I also couldn't see the .087 figure but that doesn't mean it's not stated somewhere else in the Prospectus.

Regardless, it looks like the IPO hass fared well in the first 3 weeks, hitting the $6.25 figure then settling back.

Does anyone feel that there's a lot of capital appreciation in this entity?

I stayed in the Royal York recently. It was pleasant but felt <gothic>... meaning it, and probably others in the REIT holdings will have to retain their appeal to a certain upper-end, luxury-oriented client.
