As I pointed out, land for example doesn't pay interest and dividends. It's just land. The land may never be sold. It may be transferred via a Trust or Foundation and taxes may never ever be paid on it. Interest and dividends are a completely different story. That would be illegal. But the miracle of capital gains is as long as the gains are never realized, there is no income and no taxes. I think eventually what the Govt will do is make people pay tax on unrealized gains that have been held for a certain long length of time. I think that is wrong but I think we are headed there.
