That is all very educational, but it doesn't say any thing about WHY Prop 13 was/is the cause of high real estate valuation (not tax valuation) in California which I thought is what you were saying. It does a great job of explaining the disparities caused by it however.


It does. Taxes were rolled back unnaturally. People could afford a bigger house costing more money so they traded up which, in turn, forced the median price up. As I said, Prop 13 didn't work alone.......it had allies in environmental restrictions, reduced land availability and strong population growth.
