Well, I don't know about the distribution across income levels, but cash is flowing in San Francisco for construction. By mid/late 2009 there were NO construction cranes on the skyline. That's after a decade(+) of lots of them.

Right now, there are at least fifteen and perhaps more than twenty. They are cruising at hyper-speed to put up a large, new children's hospital. A new wing is going up for the Modern Art Museum. More new residential towers. Salesforce.com was going to build a huge new campus in the Mission Bay area, but supposedly got a great deal on something like a million ft. of prime space downtown so they could consolidate their operations. I'm sure that impacted vacancy.

Am I or SF or CA or the USA or Planet Earth better than 4 years ago? Given that Earth trumps all, define 'better'.

Redway has the Humbolt County Hemp Festival every year. I've attended twice, when I lived in S. Cal. It was held in the local community center. All the local growers bring out their best buds for a smackdown. The local police SEEMED to be providing security - as if they know who pays for them.
