Trying to figure ou if this is basically the overbuilt sunbelt markets going through the final wave or two of shadow inventory.. Many more weaker hands obviously in these markets than where you live, the rust belt, the northeast.. My belief is a lot of your overpriced markets where prices are down a smaller percentage folks are holding on because the economy is better, few are substantially upside down so it is also easier to refi to today's very low rates...
