The strange thing these days is RE markets are turning much quicker than the old days. Wait for all the signs and prices already make a big move up. Part of it might have to do with technology, very low rates and fewer other ways to make money in a stagnant economy as many people are front loading many of which are investors from other more expensive areas and local contractors, realtors, ect trying to stay busy and make a buck till the next boom?

I think more and more investors have learned how to game the ups and downs of the housing market. For CA, this is the third bust in 40 years. People know what to expect. Plus, they aren't making any more land. That's the ultimate mantra of the RE investor.
