C2, IMHO instead of gold, the real value is in fertile agricultural land or healthy forest, or even productive pasture with water rights.

Over time they are yielding anywhere between 3% to 6% a year, not to mention last few years when anyone with some money started buying agricultural land as an investment.

Lots or parcels with building rights are highly speculative, so those I do not mention at all.

Of course there are dangers involved similar to owning gold.
