We have little land left for development in many pockets of FL too. Seen prices up 15-20% in some areas...Remember in the post RTC recovery that to me started to slowly move forward in 1994-95 we were creating 250k jobs consistently every month, incomes for the working class on the uptrend and interest rates were on a downward path. Today we can't go any lower on rates and jobs and income growth subpar at best.. Inflation and rising rents in a record low rate environment are drivers this time.. So much more activity to me this time driven by investors rather than end users. The 'ownership society' dream for those at the margin under GWB turned into a rental society post bubble recovery
