Thanks, John. Yes, I still read SI a few times a week and keep in touch with a few people from the old days.
I do miss the days when someone would drive by a high tech's firm to check the parking lot on the weekend and report back. We verified a few merger rumors that way and were printing money on a daily basis.

I along with some investors have been mainly doing the financing side for the younger go-getters such as yourself. We are satisfied to make a 10-12% yield but occasionally I come across a property too good to pass up, one that will pay for itself in 5 years or less, as you have described. Amazing to me no one started a board for this local area on SI for deals.

I have a great respect for Ramsey and much of what he opined in the macro is true, Fannie, Freddie etc., but it's hard to see how you can get hurt buying a property yielding 20% net at a time of T-bills yields are under 1%. Of course we are talking the local market here and it's a unique situation. I don't know that you could come anywhere close to those yields in San Diego or anywhere in California.
