Could be a mix. When you get to upstate NY maybe 60-70 miles out of Manhattan where IBM has it's headquarters you have a lot of upscale areas even though the commute into the city is a long one. Like you mentioned many do much of their work remotely and no need to go into the office every day. Yet go out another ring further from the city and prices there drop substantially to being dirt cheap plus you don't have the eclectic town centers, education, amenities ect... You probably need a mix of local and those that commute to the big city to sustain these high priced communities long term..
