As a negotiator, your most important asset is credibility. You don't squander it by agreeing to terms then backing up on it.

Let's say there's a house that a seller needs to get rid before a deadline (e.g. the seller is moving into a new home and that deal is closing soon). After a lot of negotiating, the buyer and the seller come to an agreement on the price days before the deadline.

Then the seller comes back and says, "Would you consider adding another $50,000 to the price?" The buyer storms out, and the seller is left fuming.

Who do you think caused this deal to tank? The buyer, who took too much offense to a mere suggestion, or the seller who tried to push his luck?
