think rental RE is a great place to be but you've got to be willing to put up with the BS; I haven't shown a good capacity for that
best is to buy a property and let a management company take care of the crap.

Eats away your margins and profits but (I think) its tax deductible and saves your hairline.

Hire a decent manager/management company and let them handle the crap. I see Stock Puppy already suggested that. Well, he was right.
