So they are paying cap rates in the 5 to 6 range to buy this stuff? I have a Kimko center near me- in an affluent area- that has been 50% dark for the past 5 years. And investors are falling over each other to buy REITS?

I say the same thing myself. Investors falling over each other to buy anything that cash flows these days.. This past decade has been beyond weird to me.

So by 2015 all the shadow inventory finally will be in strong hands with positive cash flow and workable LTV ratios like around 1996-97. What happens next?
