There's about 13 trillion less dollars sloshing around and banks aren't lending to anyone with a pulse. Banks aren't lending to anyone but people that don't need a loan. Houses aren't going to appreciate forever anymore, and might not appreciate at all. The only play with houses is as a landlord, and that's pretty unattractive to most.

Bubbles usually only explode once. Low rates now are just keeping RE out of a deeper depression.
