One of the reasons tight inventory levels sneaked up on everyone rather fast.

Prices seem way too high in a few areas while way too low in many others but more than not are at a fair value relative to incomes. On a PITI versus rents most would be undervalued placing a floor even in a rising rate environment?.

A stretch to predict in most places back to normal appreciation rates are back again for a long time unless another very deep recession, skyrocketing interest rates or very loose credit conditions like 2003-06 are in the cards?
