I had a similar situation with my home. We were renting the place at the time, and the land lord needed to sell quickly to clean up her estate. She lived in Japan and the property was in Hong Kong. Because of her need to make final decisions, every decision took forever. And in Hong Kong real estate people need immediate gratification. We also had the right to 30 days notice for people to come in and look at the property. We were effectively the only game in town.

Our initial bid was based on fair market value less our estimates for costs to bring the apartment up to very good standards. In Hong Kong, the general rule is to bid fair market value while ignoring renovation costs. The land lord complained. They asked me to re-bid. I added US$15,000. They complained again and asked me to again rebid. I got busy at work and did not respond. They called me three weeks later and accepted the old bid. It probably saved me US$100,000.

The best deals you make are the deals you are willing to walk away from...always.

I sold my condo yesterday. It was a delightful deal. The gentleman and his wife looked at the place, said I was asking a fair price, and he said he would pay it...but would I leave the refrigerator and the safe? I agreed, and we shook on it - took all of 30 seconds. Cash close in 45 days. The highest per square foot price ever in these condos. (Of course, it IS a gem!)

Now, pray for my sanity and the strength of my new marriage as we start to design and build a new house. I hate to do it, but I'm particular about what I like...can't find it, gotta build it!

Have a huge weekend upcoming with a great group of eight women at our Botox & Bullets getaway out at the ranch. Plus, a crew from CBS This Morning and Channel 2 KPRC in Houston will be at the ranch to do a segment on us. PLUS, we are teaming with USA Cares (an organization providing advocacy and financial assistance to veterans - with Dennis Miller as their national spokesman!) to produce three MEGA Botox & Bullets events to help with fund raising (our goal is to raise $200,000+ NET at each MEGA event). An executive lady from that organization will be at the ranch next weekend during the getaway to see what we do...she is a newbie gun person from DC and has never been around guns, much less shot one. And appears to be a big liberal (but at least one with an open mind)...so it will be fun introducing her to what we call "Wild Comfort...Texas Style!!!"
