thanks DSG.. makes sense, but I question the 30 vs going for a 15 year or even 5... depends on how long you expect to be there

You may be very surprised to find out how much it costs to refinance....I believe the costs will be more than you stated on this post.....I don't know the state you are in, but a refinance will cost as much as a new purchase with a few deductions to that cost such as survey, and maybe appraisal ( but I doubt that you will save that either). Don't underestimate that cost if it is an important part of your decision making at this time.
