JG, good point about the prepayment penalty clauses, I think most lenders do not charge a prepayment penalty, but you need to have it spelled out in the contract. One nice thing about using a software program like Quicken is that I program my additional principal payment into the system and at the end of the year I even get a nice detailed report on how much interest, principal, and additional principal payment. Another thing is if you go with a 30 year you have the flexibility of paying additional principal but you don't have to as with a 15 year, thus allowing you to take advantage of other financial opportunities as they present themselves. bp
