I can agree with your claim "20 years olds paying all cash in expensive housing markets is one of the ways these housing markets stay expensive", although I think it's a minor effect that is emblematic of larger effect of US and international (super)rich paying cash in these markets because of their attractiveness to that slice of population.

I am not sure how minor it is but I think you are right that there are other larger factors in play.

BTW just because I am posting an article does not mean I am pushing a particular agenda.

I agree it is barely a blip on the screen. Early 20's might be one percent of all cash buyers and even less of low down high leverage buyers these days.. Most of them paying cash will be in the international cities where their jet set parents hang out.. Guess LA qualifies for that<g>
