As part of the monthly payment of the mortgage, the servicer (the one who sends you your statements) receives a fee. The servicer and lender need not be the same entity, but often they are.

This fee is not on top of the principal and interest payment, but is taken out of those fees.


Interesting, but it's hard to believe that this is an separate investable space. How many separate companies can there be that charge you a fee for sending you a monthly bill, and I can't imagine that they can charge much. If this toll collector is inside of a mortgage company I would think the monthly fee for sending you a bill would have to be just a teeny portion of their revenue.

Are there and public companies in the Mortgage Service Fee space?
