I know you study these companies

Unfortunately I don't. I know a bit about mortgage REITs, which are completely unlike normal REITs. mREITs are just a collection of short term borrowings, interest earning mortgages and swaps/hedges. There is no underlying real world business, they are just a pool of capital design to generate dividend income using high leverage ratios. Actual REITs (such as the one you mention) have real world businesses that are somehow related to property mortgages. The two categories are not the same very much at all.

Sorry!
