Distressed properties now have less influence on the market.


I'd bet in most all the bust markets prices will quickly shoot up over the next 3-4 years as the distressed wholesale purchased properties in need of lots of repair get sold for top prices in excellent condition to end users able to more easily finance the purchase..


I think things look better in places like Phoenix and FLA but in a place like LA.....things are improving.....but their problems are more structural and their recovery will take longer. Same with Las Vegas.
