And I agree that the little guy buyer is getting screwed, but I suppose the little guy seller is benefiting. I'm also wondering how smart these "smart money" funds are.... could be a reckoning. But this time it's not the too big to fail banks, it's private equity and no one there to fix it for them. Florida real estate has buried many speculators over the years (including my Grandfather).

I don't think they are highly leveraged at least at the property level. Rental market on fire regardless. I've been saying for years Bernanke is a genius and was laughed off most SI boards...Sucks for me to have to fight with all these out of state hedge funds for any left overs when you and I bought know J6P and most Floridians who work for a living are struggling.Still win win for me just have to work much harder and smarter. Squeeze on everybody it seems except the WS bastards s playing on record low cost of capital, scale and technology in local RE like never before
