Simple answer is any solid working class hoods I can buy a decent home with nice bones at least two bedrooms with little or no HOA at well under five times GRM. I stay away from ghettos. Townhomes too with size I look at as long as the numbers work. Got one I am looking at REO just dropped to $18.9k 2/2 1100 sf rent would be $750 but maintenance is steep near $300, in a far out newer exhurb so hard to rent plus might need not more than $2-3k repairs. Just bought a house two weeks ago $21k 1200 sf living will spend hopefully not more than $8-9k making it move in condition and rent for $725.

Going for that cap rate near 20% a nice redone home with solid tenants as the end game these days....
