If the number of people who reach equity is some do and some can't it could slowly bring supply on.

Of course those still paying their mortgage are reaching equity with every payment.

There will be a substantial number of owners who can not sell as long as the increase in price is slower or moderate.
Of course when inflation hits building materials it will accelerate.

Homes built in the 90's will be the biggest and best built in our lifetimes I think.
