Mr Green neglected to mention the #1 reason for the 'resurgent' housing market which is low inventory. That might be a clue to his counter argument having some credibility.

Heidi Moore hangs out on the Housing Crash board? Shadow inventory all a shell game designed to fool the doom and gloom crowd this far removed from the panic of 2008..

I will say some submarkets are way overpriced today. But why should you or I care yet if we aren't anywhere near there or the participants in those submarkets aren't so highly leveraged and in such big numbers that they can take down our entire financial system with them?

Permabears in their own bubble have no clue how much goes into making neglected, stripped, abandoned eye sores homes nice refurbished modern homes again. Lots of damage was done the down years. You know what happens to a vacant home sitting empty for 3-4 years down here in this climate..
