PITI looks good compared to rising rents. Balance sheets are now better than they have been in over a decade.. Many who got their credit whacked during the downturn are now 4-5-6 years removed from that period so credit scores also rising. Plus you have demographics and increasing population with little new construction in many desireable places for over six years..

My credit score has always been over 700...........however, no matter how much I pay down my debt, it remains around 750. I don't understand what gets it to go up.
