Agree. A nice rise in long term rates would do the trick since the great recession and low rates never did. Many global gateway submarkets in the US northeast and west coast back to 2006 highs already.. Kind of amazing as most of the country is still way below peak. Such a divergence has to be corrected. I always ASSUMED they'd eventually meet in the middle<g>
