Overcapacity lingers from 30 years of a super credit cycle coupled with hypergrowth in Chindia and other former third world countries like Brazil.

With overcapacity and high unemployment, I don't think we will see a significant run up in housing prices except in markets like Austin or SF or Nashville which are all experiencing a large increase in employment.
