Both of these are EXIT strategies to sell while things are high to the suckers who will ride it to the bottom.

J6P buying owner occupied with little down isn't even in yet so who are they going to 'dump' to? Small mom and pop investors don't buy large nice homes with all cash and 7% cap rates. This feels more like 1998 and tight credit so will take many years (like at least a half decade more) to play out the pump and dump on the nicer homes.. I can see the nice suburban newer home market targeted by WS money could be saturated with too much new building, too much rental in coming years but the leverage isn't there yet for it to crash IMHO
