But in many cities, gentrification is more the work of the little guy.......like you and me.

Certainly more opportunities to get in on the ground floor available the last 3+ years than at anytime in our lifetimes when you factor in the low rates, low RE prices and high rents. But the fruits of gentrification don't really shine until prices go sky high and it is financially feasible to do the type of improvements like you see in and around Manhattan and SF..
