I try to stay away from higher priced areas where the numbers don't work as good for rentals, the discounts aren't as great (due to condition and competition from the WS hedge funds) and you get competition from new home construction. Older solid blue collar close enough to the urban core job market with good bones and size I like best these days. We still can find them for $30-40k usually sink $10k plus in but I don't know for how much longer this window will last. Have home prices in similar type hoods in Houston MSA moved up a lot in recent years?
